The Trade Everyone Waits On (and Why It's Usually the Same One)

MEP is often the trade that holds up coordination because mechanical, electrical, and plumbing systems compete for limited ceiling space, shafts and structural openings, making MEP spatial coordination critical before installation begins. When these systems are not coordinated early, it can lead to clashes, redesigns, and costly field changes.

Why MEP Becomes the Coordination Bottleneck

MEP systems are among the most space-intensive components in a building. 

  • Ductwork requires clearance.
  • Pipes need slopes and access.
  • Electrical systems demand pathways.
  • Equipment necessitates service space.

 All of these requirements must fit around structural elements such as beams, columns, and slabs.

That is where structural penetrations become especially important. If a duct or pipe needs to pass through a beam, wall or slab, the opening must be identified and coordinated before construction. Missing these requirements can mean drilling or modifying completed structural work, often at high cost.

BIM Clash Detection Helps, But Timing Matters

You can use BIM clash detection to check MEP systems and structural elements for conflicts before they get to the jobsite. But spotting a clash is no use if teams don’t then have enough time to sort it out.

Late coordination of MEPs often causes a domino effect. A single duct relocation can impact piping, electrical routing, ceiling layouts and even structural openings. The later a conflict is discovered, the more difficult and costly the correction.

Move MEP Coordination Earlier

The goal isn't simply to find clashes but  to prevent MEP from becoming the trade everyone waits on. In the U.S., poor project data and miscommunication contribute to 48% of construction rework, representing an estimated $31.3 billion annually. In Canada, one BIM case study documented 590+ clashes resolved and approximately $800,000 in estimated savings through earlier coordination.

Early model reviews, coordinated structural penetrations, and consistent BIM workflows help teams resolve conflicts before they reach the field. Autodesk reports that 72% of BIM projects see reduced risk of problems during fabrication and construction. With better MEP spatial coordination, contractors can reduce rework, protect schedules and keep every trade moving instead of waiting on coordination issues.
